Your rights and duties as a landlord, and what we can do to help

The guide we give to Landlords covers all aspects of letting, including guidance on presentation of the property, marketing, careful selection of vetted tenants, preparation of inventories, tenancy agreements and any relevant sections.

In addition, for our overseas and managed clients, there are detailed management visit reports, monthly statements showing any maintenance and repairs, and assistance with the Inland Revenue office documentation etc.

Safety Regulations

Rules and regulations governing your rented property

Every Landlord is obliged to ensure that their property is safe to let out. Each property and relevant appliances and/or furniture must comply with the latest safety regulations.

We must insist where gas is supplied, whether managed or not, that prior to commencement of a tenancy each property has a current Landlords Gas Safety report carried out by a competent CORGI-registered engineer.

If the Landlord is providing furnishings these must also comply under the Fire and Furnishings Safety Regulations by displaying a label stating they are fire-resistant.

All low-voltage electric appliances are recommended to be tested by a competent Electrician who will provide a Portable Appliance Test certificate for each and every appliance provided as part of the tenancy.

A copy of the full regulations can be obtained from your local Trading Standards Office - however, we will endeavour to guide you through the minefield of regulations which may apply to your property.

Compliance

Deposits and Energy Performance Certificate

All landlords and letting agents taking deposits for Assured Shorthold Tenancies in England and Wales must safeguard them with a Government-authorised tenancy deposit scheme. Our job is to ensure the deposit is safeguarded and we can assist you in the placing of the deposit with either the Deposit Protection Scheme, The Dispute Service or Mydeposits- whichever scheme suits your requirements.

From 01st October 2008, all rental properties with a new tenancy in England and Wales will be required to have an Energy Performance Certificate (EPC). The EPC will remain valid for ten years.
